RV Water Damage Restoration: What the Process Actually Looks Like

Water damage is the most common — and most destructive — structural problem RVs develop. This guide walks through what a proper restoration involves, from finding the leak source to rebuilding the structure, so you know what to expect before you commit to a repair.

Most RV owners know that water damage is bad. Fewer understand what fixing it actually involves — and that gap in understanding leads to a lot of deferred repairs, incomplete fixes, and recurring problems.

This post is not about spotting water damage. We have covered the warning signs in detail elsewhere. This post is about what happens after you bring a water-damaged RV to a qualified shop — the actual process of restoration, from the first inspection to the finished repair. Step One: Find the Source Before Touching Anything Else

The single most important step in water damage restoration is one that is easy to skip: finding and eliminating the source of the water intrusion before any structural repair begins.

This sounds obvious, but it is routinely skipped by shops that are focused on the visible damage rather than the cause. If you repair the rotted subfloor without fixing the roof seam that let the water in, the new subfloor will rot again. If you replace the delaminated sidewall without addressing the failed window seal, the new wall will delaminate again.

At EliteRV, the restoration process starts with a thorough inspection of every potential entry point: roof seams and penetrations, slide-out seals and toppers, window and door frames, plumbing connections, and any area where two dissimilar materials meet. We use moisture meters to map the extent of the damage and identify the path the water has taken through the structure.

Only after we have identified and addressed the source — or confirmed a plan to address it as part of the repair — do we begin structural work. In many cases, a FlexArmor roof coating is the right permanent solution to eliminate the roof as a future entry point entirely.

Step Two: Assess the Full Extent of the Damage

Water damage in an RV is rarely limited to the area where it is visible. Water follows the path of least resistance through the structure, which means it often travels significant distances from the entry point before it saturates a material enough to show symptoms.

A soft spot in the floor near the rear of the coach may trace back to a roof seam failure over the bedroom. Delamination on a sidewall may extend well beyond the visible bubble. Interior wall staining may be the visible tip of rot that has spread through the framing behind it.

Proper assessment involves probing the subfloor, checking the structural members behind wall panels, and in some cases removing sections of wall or ceiling material to see what is behind them. This step is where the scope of the repair is established — and where honest shops sometimes deliver news that owners do not want to hear.

Step Three: Remove All Damaged Material

Structural repair of water damage requires removing everything that has been compromised — not just the visibly rotted material, but any material that has absorbed enough moisture to support continued deterioration.

This typically includes:

Subfloor. RV subfloors are typically constructed from luan plywood or similar materials that absorb water readily and rot quickly. Damaged subfloor sections are cut out and replaced with new material of the same thickness and type. In cases where the damage extends to the structural floor framing beneath the subfloor, those members are repaired or replaced as well.

Wall framing. The structural members inside RV walls are typically aluminum extrusions or wood studs, depending on the manufacturer and vintage. Wood framing that has been wet for an extended period will have lost structural integrity even if it does not appear visibly rotted. We replace compromised framing rather than leaving it in place behind new wall material.

Interior wall panels. The interior wall material — typically a thin luan or composite panel — is removed in damaged areas. This is also necessary to access the framing behind it for inspection and repair.

Exterior wall material. In cases of delamination, the fiberglass or aluminum exterior skin may need to be removed, rebonded, or replaced. Delamination occurs when the adhesive bond between the exterior skin and the foam core fails — usually because moisture has infiltrated the bond line. Rebonding is possible in some cases; in others, the skin must be replaced.

Flooring and interior finishes. Carpet, vinyl, and laminate flooring over a damaged subfloor are removed as part of the subfloor repair. Interior trim, cabinetry, and fixtures in the affected area may also need to be removed to provide access.

Step Four: Dry the Structure Completely

Before new material goes in, the structure must be completely dry. Installing new subfloor or wall panels over damp framing traps moisture and guarantees continued deterioration.

Depending on the extent of the damage and the ambient conditions, drying may take days. We use moisture meters to verify that the structural members have reached acceptable moisture content before closing up the repair. This step cannot be rushed.

Step Five: Rebuild the Structure

With the damaged material removed and the structure dry, the rebuild begins. This is where the repair is done right — or where shortcuts show up later.

New subfloor material is cut to fit and fastened to the structural framing. New wall framing is installed where old framing was removed or compromised. Interior wall panels are cut, fitted, and bonded. Exterior skin is rebonded or replaced.

Every step of the rebuild follows the same standards as the original construction — or better, in cases where the original construction had deficiencies that contributed to the failure. The goal is a structure that is as strong as it was before the damage, with the entry point sealed so it cannot happen again.

Step Six: Restore the Interior and Exterior Finish

The final phase of restoration brings the coach back to its pre-damage appearance. This includes:

  • New flooring over the repaired subfloor
  • Interior wall finishing — paint, paneling, or wallcovering to match the existing interior
  • Reinstallation of cabinetry, trim, and fixtures that were removed for access
  • Exterior finish work — paint matching, gel coat repair, or graphics replacement where the exterior was affected
  • Seal replacement at the entry point — new roof sealant, new window seals, new slide-out seals, or whatever was the source of the intrusion

The quality of the finish work is what the owner sees every day, but it is the structural work underneath that determines whether the repair lasts.

How Long Does Restoration Take?

Repair time varies significantly based on the extent of the damage. Minor repairs — a small section of subfloor, a single wall panel, a resealed roof penetration — may take a few days. Extensive structural rebuilds involving multiple walls, the entire subfloor, and exterior delamination can take several weeks.

Is It Worth Repairing?

This is the question every owner with a water-damaged RV eventually asks. The honest answer depends on three factors: the extent of the damage, the value of the unit, and the quality of the repair.

A well-executed structural restoration on a unit with otherwise sound systems and a good chassis can extend the life of the coach significantly. A patch job on a unit with pervasive damage throughout the structure is money spent on borrowed time.
