Soft spots, stained ceilings, and musty odors are signs that water has already reached the substrate. Addressing this correctly requires removing the membrane, assessing the decking, making structural repairs if needed, and then installing a new roof system. This is not a job for a mobile repair crew.
You are planning a full roof replacement
If your rubber roof is at end of life and you are replacing it, the incremental cost of upgrading to FlexArmor is often modest relative to the long-term benefit. It is worth getting a comparison estimate before committing to another rubber membrane.
You want a second opinion before a major repair

EliteRV performs three categories of roof work at our Palmetto facility: FlexArmor installation, leak diagnosis and repair, and full roof replacement.
FlexArmor installation begins with a thorough inspection of the existing roof. We assess the substrate condition, identify any areas of delamination or water intrusion, and make necessary repairs before the coating is applied. The FlexArmor system is then spray-applied in a controlled process that creates a single seamless membrane bonded directly to the roof deck. There are no seams, no caulk joints, and no edges. The result is a roof that does not require the annual maintenance cycle of a rubber membrane.
Leak diagnosis starts with a visual inspection of the full membrane, all penetrations, vent flanges, AC shroud edges, and sidewall transitions. We follow that with a pressurization test that identifies leaks not visible to the eye. If water has already entered the substrate, we document the extent of the damage and give you a clear picture of what repair or replacement will involve.
Roof replacement — removing the existing membrane and installing a new one — is appropriate when the substrate is sound but the membrane is beyond repair. We can replace with a new rubber membrane or upgrade to FlexArmor. We will give you a straight comparison of both options so you can make an informed decision.
